Midwest Reserves is a financial consulting firm staffed by engineers with Reserve Specialist credentials. We serve a wide range of properties across the Midwest, including HOAs, condominiums, townhomes, new developments, timeshares, country clubs, schools, churches, and similar properties. Our mission is to deliver the most accurate and easy-to-understand reserve study and capital plan reports.

Our Services
We provide three different level of services. Our team of engineers have years of experience in the industry and can help you navigate even the most complex financial challenges.
Level 1
Full
A full reserve study includes an on-site inspection, component inventory, condition assessment, life and valuation estimates, fund status, and a funding plan. This is a starting from scratch study.
Level 2
Update, With Site Visit
An update with site visit study first involves an on-site inspection. The component inventory does not require quantities to be re-established, but it does require a review for confirmation. Components would need to be added if not presented on the past reserve study. The following tasks would then be performed: condition assessment, life and valuation estimates, fund status, and a funding plan.
Level 3
Update, No Site Visit
An update no site visit study involves no site inspection. This would be an update to an existing reserve study. The following tasks would then be performed: life and valuation estimates, fund status, and a funding plan.
Property Management Deal!
